We operate as a registered rooming house operator. Because your lease stays a normal residential lease, your existing landlord and building insurance arrangements stay in place, just like any other tenancy.

You sign a standard residential lease with HomeAway as your tenant, the same kind of tenancy you already know. We then operate the property as a registered rooming house and pay you a fixed rent for the full term. Because we run and fill the rooms ourselves, our incentive is to keep the property full, compliant and well-maintained the whole time.

It depends on your property's location, layout and condition, so we give you an exact quote only after we've inspected it in person. What we can promise is that the figure will always sit at genuine market value, with no lowball offers.

Yes. Your rent increases each year in line with CPI, so it keeps pace with the market across the full term of the lease.

Nothing changes for you. Vacancy is our risk, not yours. Your rent is paid in full every month of the lease term regardless of occupancy.

Day-to-day maintenance and wear-and-tear repairs are handled and funded by HomeAway. Structural and capital items (roof, foundations, major systems at end of life) remain owner responsibilities, exactly as they would under any lease, and we'll always notify you early with quotes.

Requirements vary by state and council. As part of your free quote we assess zoning, registration requirements and minimum standards for your specific property, and we only proceed where full compliance is achievable. All registration work is handled by us.

Nothing. There are no management fees, letting fees or setup charges. Furnishing and fit-out for rooming house operation is funded by HomeAway. Your only ongoing costs are the ones you'd have with any tenancy: rates, building insurance and capital maintenance.

No. When our lease ends, if you'd like the property returned to its original condition, we'll restore it before handing it back, so you can sell or re-let exactly as you would have otherwise. The arrangement doesn't affect your property's value.

Our lease doesn't change your insurance position. Because we rent your property on a standard residential lease, a policy that already covers a regular tenancy should apply to our model too. We always recommend confirming the details with your insurer before proceeding, for complete peace of mind.
